Emerald Fields – Single-Family Residential Land Development
Pine Development Company retained Gibson-Thomas to develop a Traffic Impact Study and Highway Occupancy Permit for their proposed Emerald Fields housing development in Pine Township, Allegheny County.
Additional engineering services on the project included:
- ADA-compliant curb ramp design
- Right-of-Way plans for adjacent roadway improvements
- Traffic signal designs
- Utility coordination
This large single-family residential land development project is located in northern Pine Township, Allegheny County. The five-phased project includes 201 single-family home lots and spans over 276 acres. Over 100 acres of land was dedicated as permanent, undisturbed open space and serves to protect much of the unique natural resources of the property.
Project tasks included overall site designs, stormwater management plans, erosion & sedimentation control plans, wetland delineations, landscaping plans, utility design plans, transportation studies and design improvements, tree surveys and other tasks relating to the project approvals and permitting.
Gibson- Thomas also performed all survey related tasks including property boundary surveys and layout for construction.
